The Challenge
Eastington Community Land Trust (CLT) brought forward proposals for a further phase of affordable housing within the village, delivering 31 new homes. This followed the successful progression of the first phase at Fullers Close. Quattro was appointed via a competitive tender process to develop a considered and contextually responsive scheme on land to the west of the village. A housing needs survey undertaken in 2019 reaffirmed the requirement for additional affordable homes beyond those already being delivered, establishing a clear brief for a second phase that responded directly to identified local demand. The site presents a number of technical constraints, most notably its proximity to the M5 motorway to the west and Smiths Waste Management Services to the north. Acoustic performance has therefore been a key driver in shaping the design. A Stage 1 Acoustic Report informed the emerging proposals, with mitigation measures including the introduction of landscape bunding and acoustic fencing along the western boundary. Also included were enclosures to more exposed garden areas, and the careful arrangement and orientation of built form to optimise environmental quality for residents. Ecological assessment identified the site as having relatively low ecological value, with limited potential for bird nesting and no evidence of bat roosting habitats. To the north lies Alkerton Court, a Grade II listed mid- to late-18th century dwelling. The setting of this heritage asset has been a key consideration throughout the design process, ensuring that the proposed development responds sensitively to its historic significance and preserves its character.

Working collaboratively with the wider design team, client and specialist consultants, Quattro prepared and submitted a Pre-Application enquiry to the Local Authority. This set out a considered site layout and accompanying elevation studies, establishing the principles of development and enabling early dialogue to inform the next stages of design. In response to the site’s acoustic constraints, the layout has been carefully structured to locate dwellings along the southern and western edges, allowing private amenity spaces to be oriented toward the quieter, central areas of the site. Where this arrangement is not achievable, mitigation measures were proposed, including 2.5m high acoustic fencing mounted on a 1m landscaped bund along the rear boundaries of gardens. Landscape strategy forms an integral part of the proposals, with the introduction of new planting and tree cover to enhance ecological value, soften areas of parking, and provide a robust visual buffer along the western edge adjoining the motorway. The scheme responds sensitively to its context while delivering much-needed affordable housing.
